Mobile Home Info

There are approximately 2,700 mobile homes in Will County. In accordance with Illinois law, tax bills are issued to mobile home owners based on the age of the home and the square footage of the home.
Title on the mobile home cannot be transferred within the State of Illinois without a tax certification of payment from the County Treasurer.
Beginning January 1, 2003, new provisions have been put in place affecting the collection process for homes that are taxed under the Illinois Mobile Home Local Services Act. These changes were by Public Act 92-0807 as a result of House Bill 1975.
The significant points for mobile home owners are the following:
- Tax bills are to be sent out after March 1 of a tax year.
- Failure to pay tax by the due date will result in a penalty of $25.00 per month (or portion thereof) with a maximum penalty of $100.00.
- Delinquent taxes will be advertised in the newspaper.
- Delinquent taxes will be sold at a tax sale giving tax buyers the opportunity to gain title to the mobile home if the taxes are not redeemed within a specific time.
